Home Inspections

A Comprehensive Evaluation

A Crow’s Nest Inspection includes detailed information on the condition of a home’s major systems and structural components. It’s an ideal tool for real estate buyers, sellers and homeowners looking to understand their property’s condition.

State of the art home inspection technology

We use state of the art equipment to confirm our visual findings. We fly a powerful drone above your property to get a bird’s-eye view of your roof and other structures that might not otherwise be readily visible. We include thermal imaging and moisture detection equipment when there is reason to believe that there is a hidden issue with insulation or a leak.

Inspection reports you can understand

Our inspection reports are written in plain language that the average homeowner can understand and we’re happy to answer any questions you may have. Our goal is to simplify an understanding of the property’s condition, not create more confusion and stress.

Our inspection reports include detailed descriptions, with photos of any problem areas, as well as a list of the areas that were inspected which present no problem. We also provide recommendations, so you know what is critical and what can wait.

We inspect:

  • Structural components, which include the foundation, walls, ceilings, floors, doors and windows.
  • The home’s roofing system, which includes the shingles, metal or tile covering, flashing, gutters, downspouts, chimneys and attic insulation. Not only does attic insulation impact temperature control in your house, but it can also impact snow retention and ice formation in winter.
  • A home’s furnace, air conditioning, ductwork and thermostat functionality are all part of its HVAC systems. These systems can be among the more expensive home components to replace. Our expertise and experience in the field helps us to tell you more about your systems than simply whether or not they will turn on.
  • Your home’s plumbing system includes the pipes throughout the house, water heater, drains and fixtures. Our plumbing experience provides you with an assurance that we won’t miss any leaks that may be present.
  • Features on the outside of your home could be just as important as those inside. We include siding, decks, porches, stairways, fireplaces and insulation in our inspections.
  • We check the functionality of all major built-in appliances.

For Home Buyers

In the excitement about finding a new home to love, it could be easy to miss signs of a problem or potential problem that could create a significant expense for you somewhere down the line. Your lending institution might require an official home inspection, and the findings in the inspection may provide you with leverage for negotiating the purchase price based on anticipated expenses for repairs.

For Home Sellers

After living in a home for a while, we have a tendency to develop blind spots for issues large and small that might alarm a potential buyer. Working with Crow’s Nest Inspections for a pre-listing inspection can give you a good idea what is likely to become an issue in the selling process, allowing you the choice of fixing it or pricing accordingly. Either way, you won’t be blind-sided at the bargaining table.

For Homeowners

Whether you inherited your home, purchased it without an inspection or have been living there for some time, it might be time to take stock of the current condition of your home.

Checklist Inspection

A checklist inspection is one in which the inspector walks through the home with you, conducting a thorough inspection based on a checklist of everything they will inspect, but there is no formal written report. A checklist inspection costs less than a full formal inspection, but still helps you to have an idea of what kind of problems, and costs to remedy them might be coming down the road. A thorough inspection by Crow’s Nest can rule out problems, giving you peace of mind, or point out problems, allowing you to plan and budget for repairs, rather than first learning about them when they become an emergency.
